Ask the landlord for the current balance and whether a written payment arrangement is available. Identify the amount and date that would actually resolve the immediate issue.

Reconcile the rent balance with the landlord

Initial gap = max(0, expense − usable cash − confirmed assistance). Remaining gap = max(0, expense − cash − assistance − net proceeds). Resources above the expense = max(0, cash + assistance + net proceeds − expense). This does not calculate loan cost or recommend taking the extra amount. Enter net proceeds after known deductions, not principal.

Keep pending aid out of the coverage calculation

The worksheet starts with the $2,150 balance, $600 available cash and no confirmed assistance. It shows $1,550 still to fund. If $500 of usable assistance is later confirmed for the required date, the remaining need becomes $1,050.

Do not count an award twice when it is paid directly to the landlord: either reduce the remaining balance after it posts or record it as confirmed help, not both. Also avoid including money reserved for food, transport or another essential obligation as free cash.

The worksheet cannot interpret a notice, check a program’s eligibility or establish that a payment will prevent a housing action.

Check next month’s rent before adding a new payment

Covering arrears is not enough if the new loan prevents the next rent payment. Build a separate next-period budget using the actual repayment schedule and current rent.

Illustration: $2,400 income minus $1,200 next rent, $900 other essentials and $100 reserve leaves $200 before a new payment. A hypothetical $310 loan payment would create a $110 deficit. A zero gap on today’s rent worksheet does not solve that future deficit.

Ask whether the actual offer provides a sustainable schedule. Do not assume another loan or an unapproved assistance payment will cover next month.

Verify the deadline and delivery conditions

A lending approval does not make money spendable. Confirm whether documents, account checks or final acceptance remain, and whether the delivery method can meet the specific deadline. A faster transfer option may also change the net amount or add a charge; compare the written terms.

Leave with a rent-specific plan

Keep the ledger, current deadline, confirmed assistance, accepted landlord agreement and any actual loan schedule in one record. Resolve conflicting numbers before committing. A partial payment should be assessed against what the landlord actually agreed to, not what you hope it accomplishes.

Keep it outside available funds until its amount and usable timing are confirmed. A pending award can leave the immediate rent gap unchanged.

Will a loan application pause a notice or court deadline?

Do not assume it changes anything. Seek timely local legal or housing assistance about the actual document and your obligations.

Does paying the current rent gap make a loan affordable?
